There are lists available for foreclosures in your local area, but usually responding to ads is not the best way to find them.

Take a realtor to lunch

Perhaps one of the best ways to find really good deals on foreclosures that might be in your area would be to contact your local real estate offices. The trick in this is in building a good relationship with a qualified in reputable realtor. You might want take them out to lunch and speak with them and find out if they are currently looking for investments themselves or if they are more interested in earning commissions by finding you good investments.

Let your realtor do the work

If you have the money to make some repairs, and the capital to buy up a number of foreclosure homes then you can often times find some well-qualified realtors in your area that might be willing to work hard in finding you the right foreclosure homes to buy.

These professionals often times will have access to bank foreclosure listing sheets that you simply cannot get.
