Foreclosure Procedures - An Overview

It is very important for a person to know all the procedures regarding foreclosure if he is going through the same situation. Foreclosure will not start until you forget any of your mortgage payments. Once you forget them you will be contacted by the lender, he may make a phone call or send a reminding letter. If you ignore him and do not respond for about three months with no payments paid then foreclosure can be started. You will be given some time period like 30 days to clear or your bills and if you can not you surely can receive the notice of foreclosure.

Now, the lender will put advertisement of sale in different papers and may be the auction will take place in 2 to 3 months time. Actually, you can still try to save your house from foreclosure with some strategies. And in the worst cases if the house is actually sold you can even now try to have it back after redemption period.

At this stage the situation is so dire that only the lender can take you out of it if you try and talk to him. Many of the lenders do cooperate in such problems but you have to have a strong and regular communication with him to persuade him for settling down the issue some other way.

Besides convincing your lender you also have other options to solve this big problem. You can find people who can help you out and sort this down, but you have to be extremely vigilant and careful while choosing them as many of them are just trying to take advantages from your situation. Obviously, it is difficult and tricky to know who is a real well wisher and who is doing back biting. The first thing you can judge the honesty of such helpers or cons is that you need to research very well about them.

You may try to find some testimonials or try to check out their statistics regarding foreclosure issues so far. Once you judge them you have to be vigilant that they may not sell you, if they are doing that, it is no good and surely it is not going to work. Honest cons will always guide you through proper guidelines and they will never sell you. Yes, another flaw might be that you have to pay a lot of money to such cons, but not anymore. You can get free cons also sometimes but again be very careful in dealings as your house is a precious possession which can be saved.
